1 Broadfield Road, Broadmeadows is a recently developed, multi-tenant logistics estate located approximately 22km north of the Melbourne CBD within an established infill industrial market in Melbourne’s north, where the supply of comparable large-scale, high-quality logistics facilities is relatively limited.

The fund acquired Clifford Gardens Shopping Centre in Toowoomba, QLD for $145.0 million — a highly attractive yield of 7.9% p.a. and well below its $171.2 million replacement cost. The centre features dual supermarket and discount department store anchors and benefits from regional infrastructure investments supporting long-term growth.

The fund invests in commercial healthcare real estate assets including multi-tenanted medical centres and day surgeries. The portfolio consists of six multi-tenanted healthcare assets anchored by private day surgeries.

The fund holds a portfolio of 12 hotel and accommodation assets across Australia, spanning boutique, midscale and resort properties.

Kyron Property Income Fund is undertaking an orderly wind-up and realisation of assets following Securityholder approval on 8 May 2024. The fund is not currently accepting new applications.
